Space

You have exclusive access to Unit 2 room block, which is in the Front House of Estate 1, of the of the 2 side-by-side gated estates. No other guests from other houses will have access to the interior of the Front House. There is a Back House on this Estate which may be rented separately. The other units in this house share the kitchen and living room on Floor 1 of this house. The grounds and the pool are shared space between approved guests from any of the units on this property. There is a sliding gate (lockable by staff) connecting the two estates so that approved guests can use to walk from one to the other without going out to the street.  The operator, at its discretion, may open the sliding gate adjoining the two Estates, at which point any approved guest at the property may use either grounds and/or either pool.  The Front House has a front porch and a rear porch that are reserved for guests staying in units in this Front House. If a guest from units other than from this Front House are on one of your porches, let us know so we can remind them the porches are exclusive to the Front House. 

Access

As a Boutique Hotel we maintain a front desk / security desk situated between the two gated estates at the street, in a small portion of the car port of Estate # 2. Due to the size of the estates, we perform regularly scheduled maintenance to the grounds and the pools, as well as on demand repairs as needed. We also perform regular security rounds on the grounds. Our staff, such as maintenance people, gain access to the uninhabited portions of the property such as our tool closets and sheds during the day. None of our tool closets are in inhabited portions of the dwellings.

No Retaliatory Negative Reviews Allowed - Retaliatory reviews are those left with the intent to damage the host’s reputation after enforcement of house rules or removal from the property.
No Loud Music or Noise Outside After 10 PM (“Quiet Hours”) as per the city’s noise ordinances ($100 fine per occurrence)
No Confetti or Glitter ($200 fine)
Do Not Unplug Any Appliances or Devices or smart home devices
Lock the Property every time you leave the propertyWhen Leaving and arm the alarm
Turn AC to dry mode (which looks like this đź’§) at 78 degrees When leaving or not needed, to prevent AC from freezing over but keeping humidity within the proper range
Doors & Windows must not be Left Open nor left unlocked: $1,000 Fine
Check-in at 4 PM, Check-out by 10 AM, 
Late checkout or early check in is possible upon request and subject to availability. The best time to request it is a week out or more. It gets far less likely to be approved for it within a week once the cleaner schedule is set, especially difficult within 24 hours. 
No Unauthorized Visitors who are not approved Guests

Visitor Policy: Only pre-approved, paid guests allowed; guests responsible for rule compliance by all occupants.
Set the Alarm When checking outLeaving, check all doors and windows to make sure they’re locked
No Drinking on the Rooftops with spiral staircases (if applicable) (for your own protection)

No flushing Wipes or Tampons in Toilet ($1,000 fine)
Pool Safety (if there is a pool) : No child safety fence, guests assume responsibility.
No Glass Near Pool.
Maintain Property Condition: Guests must leave the property as found.
Liability Waiver: Guests agree to release, indemnify, and hold Systematic Ventures Inc and or property owner harmless from liability, damages, losses, or injuries.
Utility & Amenity Fees: If generator/cistern is used: (If Applicable) 
If you want to use Diesel on the generator: $5/hr diesel, $5/hr generator 
If you want to refill Cistern Water subject to availability: $170/day or $7/hr
âš  Rule Enforcement: Fines do not grant permission to break rules, nor do they limit liability nor serve as a liquidated damages settlement - actual damages still apply. Any violation may result in immediate expulsion without a refund.
