We are in one of the oldest sections of Condado with long established foliage and wildlife.  We do our best with regular maintenance but some fallen leaves and the occasional mango (good eating) will be found on the property.
We also cannot control the neighboring roosters who will crow from time to time, part of the Puerto Rico experience :) We use natural and effective pest control but this is the tropics and you many encounter an insect or two.

Puerto Rico has power/water outages, we provide brand new generator and water cistern!

To insure you have the best  possible experience during your stay here in PR  please make sure to read this message all the was though and share this info with the guests traveling with you. 

There are a couple things to know that are very important when coming to coming to Puerto Rico and understanding the meaning of "island time".  This will be a much different pace of life than you are used to. When we as owners moved down here in 2018 it took us about a year to get used to the pace that people live and work out here on island. So please keep this in mind when/if things come up that need to be fixed. 

1.  This is the Caribbean, and although Puerto Rico is a US territory  municipal services DO NOT run in the same way as the States do.

2. We provide these under a “best effort” policy. Our Cistern and Generator are new and we provide them with an internal expectation that they will work better than other airbnb’s in the region. That being said it is offered as a best effort policy. For example if the power goes out and the generator breaks, it will take some time to get a mechanic especially in Puerto Rico.  Our team (Including: House Manager,  Handyman, Plumbers, AC tec's, Electricians, Landscapers, pool service, water delivery and cleaning staff) will do EVERYTHING on our side to get  whatever may come up handled as quickly as possible.

3. If you do not hear from one of our team over the app within 15 min please Call or Text 

**If the water does go out it is very important to not drain the cistern (which has approximately 1000 gallons)  we recommend  to not take showers only use it for the toilets. Until you have hear  from us that the water company has restored service. If all of the water in the cistern is used and you want more delivered the fee is $300. If the power goes out and the Generator has to be run for a 24 hr period the cost is $500 per day.

Cancellation Policy

Guests agree to pay a 50% deposit at time of booking.
The remaining 50% of the booking amount is due 30 days prior.

Cancellation policy as follows:
50% of the deposit is refundable up to 10 days prior to check-in.
25% of total reservation cost is refundable up to 7 days prior to check-in.
Reservation is Non-refundable within 7 days of check in date.

Transit

Uber is typically 5 minutes from the house.

Local/ On-Island bookings will be approved on a case by case basis

We will always try to accommodate an early checkin request but because this is a large and busy listing that will not always be possible.
An early check in will always require a $300.00 additional fee

This pricing on this property is set up to accommodate both smaller and larger groups. Please be sure to enter in your correct amount of guests when booking.

Incase of unforeseen circumstances we encourage guests to buy Airbnb trip insurance

No Confetti or Glitter ($200 fine)
Do Not Unplug Any Appliances or Devices or smart home devices
Lock the Property every time you leave the propertyWhen Leaving and arm the alarm
Turn AC to dry mode (which looks like this 💧) at 78 degrees When leaving or not needed, to prevent AC from freezing over but keeping humidity within the proper range
Doors & Windows must not be Left Open nor left unlocked: $1,000 Fine
Check-in at 4 PM, Check-out by 10 AM, 
Late checkout or early check in is possible upon request and subject to availability. The best time to request it is a week out or more. It gets far less likely to be approved for it within a week once the cleaner schedule is set, especially difficult within 24 hours. 
No Unauthorized Visitors who are not approved Guests

Visitor Policy: Only pre-approved, paid guests allowed; guests responsible for rule compliance by all occupants.

Liability Waiver: Guests agree to release, indemnify, and hold Systematic Ventures Inc and or property owner harmless from liability, damages, losses, or injuries.
Utility & Amenity Fees: If generator/cistern is used: (If Applicable) 
If you want to use Diesel on the generator: $5/hr diesel, $5/hr generator 
If you want to refill Cistern Water subject to availability: $170/day or $7/hr
⚠ Rule Enforcement: Fines do not grant permission to break rules, nor do they limit liability nor serve as a liquidated damages settlement - actual damages still apply. Any violation may result in immediate expulsion without a refund.

Our family of 14 spanning three generations had a wonderful time at the villa! The villa is beautiful and comfortable with lots of space. The villa was well stocked including laundry supplies, we very much appreciated that, made for less trips to the store. Dillion and Venza took me in their awesome golf cart to grocery shop the first morning at the villa - very thoughtful of them! Many of us walked to local restaurants, bars, and the beach during the stay. We felt safe at the house with the gated entry to the house. Thank you Dillon and Venza for being great hosts!

Great house in an absolutely incredible location. Walking distance to La Placita and Condado Beach. Very responsive management team went above and beyond. We loved the pool area and there was plenty of space for our big group. Please be aware that night hours are *strictly* enforced after 10pm. That means no gathering outside whatsoever at night. The house rules are clear about this but it does detract from the nighttime experience at a house with such an incredible grounds and pool. In any case, I highly recommend the house as a great place and would definitely come back.

Dillon, Venza and the whole team at Paragon were so great. We came to PR with a big group for a 30th birthday and I don’t think we could’ve asked for a better place to host and accommodate everyone. The house was really conveniently located, there’s even a supermarket less than 5 mins walking distance and the beach is very easy to walk to as well. With the kitchen space available, we’re able to have a bbq at the house. Also the house was just generally gorgeous and the pools provided the perfect lounging and reading spots. We had one AC unit go out and our hosts were incredibly responsive and had a fix within a day. This was truly such a great way to explore the island while having a home base to come back to. Thanks Dillon and Venza!

Absolutely AMAZING host and location! Instantly responded to our questions during our stay and immediately helped with an issue we had with a toilet! Having someone local that helped us so quick was top tier service! They provided everything we needed for our VERY large group including an air mattress that was already set up with linens for our additional guest - loooved our stay! Definitely booking again!
