Welcome to your “Vegas Oasis”!!! We are one of the biggest vacation rentals licensed in Vegas. Great pool and outdoor area with tons of plants and palm trees and shade sails. Gigabit internet speed with Asus Zen Wi-Fi. We are close to everything. Easy Freeway access in multiple directions. Close to EDC and downtown. 1.5 Miles from the strip. The master bedroom is dope and very big, hard to hear from the rest of the house. You can shut the house into south wing and north wing in case part of your crew is trying to go to bed early. We 1 one of the 3 biggest licensed Airbnb's in Vegas. *** Why choose a licensed vacation rental ? *** 95% of Airbnb’s are not licensed. Unlicensed vacation rentals are getting shut down by the cops all the time. Laws just changed in Clark County increasing the fines so you may be kicked out before your stay starts and have to pay high last minute rates to accommodate your group. Or even worse you might be stuck dealing with police or detectives and get kicked out mid stay instead of joining your vacation or work trip. **Coming in 2023 an addition of 1500 sqft is being added to the property which will include a rec room and 2 additional Master bedrooms making the house a 8 Bed 6 Bath.*** We have Cox Gigablast and Gigabit for out Wifi provider Whether you’re a sports team competing for the championship, family getaway, or someone that appreciates feeling at home when visiting Vegas the Phoenix House is the perfect accommodations for you. You’re just a short 5 minute Uber or Lyft ride away from everything that The Strip has to offer. You’re getting the best of everything Las Vegas has to offer while still having your own peaceful oasis getaway you can call home every night. Unlike other Airbnb's we do NOT live in this home so you won’t have to worry about creepy owners looking over your shoulders, we treat this like we own and operate a 5 star hotel. We use hospital/hotel grade cleaning staff after every visitor checks out. We aren’t just coming around with a moist toilette and wiping the dust off. Our professional staff removes all allergens and uses only natural non abrasive cleaning products. All of our linens are professional cleaned also. We have round the clock customer service to ensure you don’t get locked out, or that if you have a problem everything gets handled and solved quickly with our world class customer service. Cancellation Policy
Guests agree to pay a 50% deposit at time of booking.
The remaining 50% of the booking amount is due 30 days prior.
Cancellation policy as follows:
50% of the deposit is refundable up to 10 days prior to check-in.
25% of total reservation cost is refundable up to 7 days prior to check-in.
Reservation is Non-refundable within 7 days of check in date.
Notes
We can host up to 16 adults and additional guest under the age of 12 upon approval. Because of the pool there is an additional pool waiver and rental agreement that is required to be signing before entering the property. It will be emailed directly to you and sign-able via Docusign once the booking is confirmed, lease submit valid ID directly thorough the app within 48 hrs of booking. Also, we do not charge the standard $250 security deposit most host charge. This pricing on this property is set up to accommodate both smaller and larger groups. Please be sure to enter in your correct amount of guests when booking. If you have more than 16 guest's please let the host know for correct pricing. An early check in/ late check out will always require a $250.00 additional fee each
House Rules
-No Parties -No aggressive behavior -No unsupervised children outside -No shoes on carpeted areas -Pool and Patio (backyard) Closed 9pm-8am -No Street parking (on property only) -No Smoking allowed inside (outside only) -No visitors -Be respectful of the space and the neighborhood - You break it you buy it Please let us know if this happens we have a very detailed cleaning checklist and we will find out. -Las Vegas has sound ordnances in place from 10pm until 7 am, and so no voices or music can be played outside during these times. -noise violations 1 warning and then the fee is $100 per occurrence -If security is sent to the property the fee is $300 No refunds are give if rules are broken and guest is removed from the property the can not post retaliatory negative reviews -$5000 remediation fee if any Marijuana or Cigarettes are smoked in the house. -Guest is liable for any damages to the property or our permit status if they do not follow the house rules -We will always try to accommodate an early check in request, but because this is a large and busy listing that will not always be possible. An early check-in and late check-out will always require a $250.00 additional fee each. Checkout is at 1100am. To be respectful to our cleaning crew, If your group has not left the property by 1101am, there will be an automatic $250 fine (immediate departure still required). To avoid this, if your group will require more time to depart please set up a late departure in advance. We hope you relax, sleep in a little more and enjoy the late checkout! -Windows/ door left open will incur a $1000 fine. -Only small amounts of toilet paper down toilets. ABSOLUTELY **NO WIPES** TAMPONS OR ANYTHING other toilet paper. Doing so will result in a $1000 fine. -Before access is granted to the property the guest must sign a STR agreement for out internal insurance purposes (this is be sent a few days before check-in).

Gloria the host accepted us last second at 1130pm, considering our last AirBNB was broken into and we had to leave our old place ASAP, my family wasn't safe there!!! This place was amazing, which was clean, well decorated, nice furniture, and located in a safe neighborhood. This Airbnb had all the extras including children's high chair, salt tablets built in the shower head for hard water, multiple seasonings for cooking, extra irons, clean swimming pool, and extra linens. The checkin was easy and Gloria was a very friendly and responsive host. I would definitely suggest this place and If I'm In Las Vegas again with a large party, I would definitely book here.
